My Thesis "Housing Demand in Battambang City"

Abstract
The study on the Housing demand of people in Battambang City was conducted in Kamkor Village, Mapay Osaphea Village, and Kompong Krobey Village with an emphasis on the socioeconomic situation and the housing demand condition of pepeople in this area. Two research methods were used in this study. The exploratory research method was used to acquire background knowledge. A survey which is based on interviews using pre-tested questionnaire was used for descriptive research method. The lists of number of household were provided by each of head of commune, so we can calculate the sample size by usig Yamane formula. A total of 44 household respondents who demand houses were randomly selected. The result of the study of 44 respondents indicated that people in Sangkat Svaypor have a strong inbalance income. It means that a group of people who has very high income equal to 10% of sample size has a total income which equal to 76% of all total income of the population in the study area. However, the expeses of all family are not so different. For the housing demand of these people are also quit the same. The flat which is located in the city is the kind of home that people in Sangkat Svaypor have strongest demands, and the price of the land and flate of them are also the highest price. A kind of home that is demanded in small amount is villa. We can see that people who are businessman have high abilities to get the new houses by using their saving from their net monthly income. They may spend only several years to save in order to buy or build their new houses. Incontrast, people who is government officers may spend very long time to save their money to get the houses that they want by using their saving from net monthly income. Indeed, the result of this reaserch study reveals that the high income is the main factor that causes their housing demands, and other important factors are the ownership, business, and the safty. This study provides useful information for microfinance institution, governments, bank, non-government organizations, and other stakeholders to to set up the strategies to eradicate imbalance of demands and supplys of housing, especaily to determine the interest rate of housing finance and the use of money and power of rich people. If we can do tha, our economic of real eastate industry will be developed.
